Q: What are the payment requirements for purchasing a wholesale property?
All properties are sold for cash or hard money only. We do not accept conventional financing, FHA loans, VA loans, or any other bank-financed offers. Buyers should have proof of funds or a hard money commitment ready prior to submitting an offer.
Q: Is earnest money required?
Yes. All wholesale transactions require a $10,000 non-refundable earnest money deposit unless otherwise specified in the Purchase and Sale Agreement. The earnest money amount will be clearly stated in the agreement for each individual transaction. This deposit is due within 24 hours of mutual acceptance of the Assignment of Contract. Earnest money is collected directly by Cash Is King LLC unless otherwise agreed upon in writing. Please be prepared to move quickly, as our properties are in high demand and earnest money is required to secure your position. Failure to deliver earnest money within the required timeframe may result in cancellation of the agreement.
Q: Who is responsible for closing costs?
Buyers are responsible for paying all closing costs associated with the transaction, including both the buyer’s and seller’s closing costs, including but not limited to escrow fees, title fees, and the owner’s title policy. All listed prices are net to the seller, meaning the seller receives the full purchase price with no deductions for fees or commissions.
Q: Do you work with real estate brokers?
Yes. While Cash Is King LLC is not a brokerage, we do work with real estate brokers and their clients. However, if you are a broker representing a buyer, it is required that you contact us prior to submitting any offer on behalf of your client. Failure to disclose broker representation before submitting an offer may affect your ability to participate in the transaction. Please reach out to us directly so we can discuss the terms of any broker involvement before proceeding.
Q: Are properties sold as-is?
Yes. All wholesale properties are sold in as-is condition. Buyers acknowledge and accept the property in its current state at the time of sale. Cash Is King LLC makes no representations regarding the physical condition of any property and assumes no responsibility for repairs, defects, or issues discovered during or after the due diligence period. That said, we may allow an informational inspection post-assignment on a case-by-case basis for informational purposes only. Any such inspection does not create a contingency or right to renegotiate the terms of the agreement.
Q: How quickly do I need to act on a property?
Very quickly. Our wholesale deals move fast and we strongly encourage all interested buyers to reach out and submit offers as soon as possible. While we do not operate on a strict first-come, first-served basis for offers, time is absolutely of the essence. When we intend to review offers by a specific time, we will set a formal offer deadline and communicate that deadline to our buyer network. We strongly recommend having your proof of funds and earnest money ready in advance so you are positioned to move the moment the right deal becomes available.
Q: Can I assign or wholesale the contract to another buyer?
No. Cash Is King LLC does not permit buyers to assign or wholesale our contracts or properties to any third party. All Purchase and Sale Agreements and Assignments of Contract are non-assignable. Any attempt to assign or transfer the contract without written authorization from Cash Is King LLC will be considered a material breach of the agreement. However, if you are interested in bringing a buyer to one of our deals in exchange for a finder’s fee, please contact us directly to discuss prior to submitting any offer.
